According to Zillow, an outdoor TV adds up to 3.1% to a property’s market value. That’s roughly $10,749 more! Many buyers are willing to pay a premium for desirable features that improve livability beyond indoors.

Think long-term when building a ranch fence, stone cages for retaining walls, or paved pathways. You may save a few bucks today, but are the savings worth it in the long run? 

Aside from your choice of materials, the reputation of the builder also matters. Hire a trusted fence and deck contractor for peace of mind. They have the tools, knowledge, and experience worth every dollar. Their help ensures the construction meets building codes and demonstrates precise craftsmanship. 

Incorporate Greenery to Improve Curb Appeal 

Plants shape first impressions. They create a stand-out exterior. Large and colorful flowers add charm. Trees and shrubs provide shade and privacy screens. Intelligent choices can make the surroundings green while also potentially increasing market value. 

The options are plenty. But not all plants have the same benefits. Some can be a nuisance while others are difficult to maintain. Choose native plants. They thrive with minimal requirements and adapt to the climate where you live. 

Arrange the plants properly so they do not compete. Rather, they should complement each other and match the overall aesthetic of your yard. Group plants with similar textures and colors to create harmony. Think of height layers and bloom time. 

Add Lighting for Style and Safety 

Let there be light! Literally. It transforms outdoor spaces after dark, adds ambiance, and shapes mood. A sense of security is established as it wards off intruders. The right lighting makes your yard inviting as the sun sets. 

Light up steps, slopes, and elevation changes to prevent accidents. Motion-sensor lights next to entrances deter pests and welcome visitors after dark. Tuck fairy lights into lanterns or cluster lanterns around seating areas for a cozy vibe. 

Avoid overdoing it. They may result in unnecessary energy consumption. Having too many lights makes a space chaotic. It may also add heat, making the outdoor areas uncomfortable. Create drama without overwhelming the space. 

Pay Attention to Sustainability 

Eco-friendly features are smart and value-adding. They go beyond trends. Rather, they showcase a commitment to promoting what’s good for the environment. Even better, you can save. For example, using alternative energy sources can lessen your electricity consumption. So, you’re already reaping the rewards even before selling. 

Swap traditional lawns for native plants. Grow drought-tolerant varieties. They stay lush even with minimal effort.

Another sustainable option is installing synthetic turf, which offers a consistently green appearance without the need for watering, mowing, or fertilizing. This low-maintenance solution not only conserves water but also reduces the need for lawn equipment, contributing to a more environmentally friendly outdoor space.

Sustainable landscaping adds to the appeal and increases selling price. They are regenerative and responsive to environmental needs. Water conservation and prevention of soil degradation are crucial concerns to address. It calls for the need to design with intention, mindful of the impact you’ll have in the bigger picture. 

Design for Function and Flow 

A beautiful outdoor space is useless if it doesn’t work well for daily use. Always remember that you’re building and designing to make your home livable. You’re not doing it for mere aesthetics. A strategic plan is necessary to combine form and function. Moving indoors or outdoors, or the other way around, must be easy. 

Divide your outdoor space into zones. Consider its purpose to give structure to the layout. An area for entertaining guests should be separate from a playground. Be creative when separating these zones. You don’t have to build walls. Instead, planters can do the job. 

Flow means creating intuitive pathways. Flagstones and pavers guide movements from decks to gardens. Clear high-traffic zones. Don’t put bulky items in areas where you’ll be moving a lot. Maximize every square foot in small yards by choosing compact furniture. Design for real life, not just for photos. 

Outdoor Features to Increase Value

  • Fire Pits: Does it get cold where you live? You’ll benefit from installing fire pits. Doing so will create a cozy and calm spot for chilly nights. 
  • Storage Solutions: Install multipurpose furniture, such as benches with hidden compartments to maximize space. 
  • Water Features:  A small pond or fountain adds visual interest. Having a hot tub boosts charm without the headache of a pool.
  • Smart Technology: Automatic irrigation and app controlled lighting can create a modern and functional yard. They make things easy for the homeowner.
